Becoming an informed seller

Listing and selling your home is one of the largest financial decisions you will make. A skilled team helps it sell quickly and for the best price while keeping the process straightforward. This handbook lays out the whole path so you always know what is next.

Step 1: Price it right

Only the market sets the final value of your home, but the list price you choose decides how the market responds. Price it well and you get the most showings, the most interest and the best final number. Too high and qualified buyers skip it, and an overpriced home helps the competition sell. Too low and you risk leaving money on the table. Good pricing is a blend of current comparable sales, the homes you are competing with right now, buyer demand in your specific pocket, and a read on where the market is heading. Step 2: Prepare your home to wow

Buyers cannot see past clutter, wear and unfinished jobs, they focus on them. You can change how your home shows with a few steps. Think of it as the three Rs:

  1. Remove. Clear as much clutter as possible. Give it away, sell it or store it, but get it out so rooms read as spacious and tidy.
  2. Repair. Chipped paint, cracked tiles, squeaky hinges, loose handles, leaky faucets. Fix what you can, and bring in a handy person for the rest.
  3. Renew. Clean, then clean again, including the windows. A fresh coat of neutral paint goes a long way. Everything you remove, repair or clean helps the home sell faster and for more, so it pays for itself.
